Located between The Mall and Trafalgar Square, overlooking St James’s Park, 10 Spring Gardens is a landmark cut and carve redevelopment that has transformed an existing eight-storey office building into a modern, sustainable workspace designed to meet some of the highest environmental and wellbeing standards in the industry.
As one of the first projects within The Crown Estate’s wider redevelopment programme across its prime London portfolio, the scheme was designed to achieve NABERS 5-Star, BREEAM Excellent, EPC A, and WELL Gold Certification standards. The result is a future-focused workplace that prioritises energy efficiency, occupant wellbeing, and long-term operational performance.
Kane Group played a pivotal role in delivering these ambitious objectives, providing a fully integrated MEP solution across the 80,000 sq. ft. Shell & Core and Cat A fit-out. Working within the constraints of a complex cut and carve refurbishment, Kane utilised its in-house design expertise, offsite manufacturing capabilities, and quality-driven delivery model to coordinate and install sophisticated building services throughout the development. This approach ensured seamless integration, programme certainty, and the highest standards of workmanship and performance from concept through to completion.

- Centralised ventilation systems
- VRF air conditioning system
- Foul and rainwater drainage systems
- Life safety generator installation
- Monitored and addressable L1 fire alarm system
- General lighting and small power systems
- Security and access control systems
- Switchgear, Automatic Transfer Switches (ATS) and distribution boards
- Potable water systems, including booster sets, storage tanks and calorifiers
- Air Source Heat Pumps (ASHPs) for domestic hot water generation and LTHW services
- Audio-visual systems
